Cedar Woods bring forward second stage release of 511-lot South Maclean community Flourish

The first stage, which includes 51 homesites, is now sold out with the next stage brought forward and expected to be released at the end of February to meet the demand

ASX-listed developer Cedar Woods Properties will fast track the next release of its new Flourish community in South Maclean, Queensland, following strong demand and $7.5 million in sales in stage one.

Construction of the 511-lot community, off Pebble Creek Way in fast-growing South Maclean south-west of Brisbane, has officially commenced, with City of Logan Division 11 Councillor Natalie Willcocks joining Cedar Woods Properties Development Director Blair Britton to break ground on the new project.

The first stage, which includes 51 homesites, is now sold out with the next stage brought forward and expected to be released at the end of February to meet the demand.

With site works now underway, construction is expected to start on the first homes at Flourish by the end of the year.

Willcocks said delivering new housing for existing and future residents of the fast-growing Logan region was vital.

“Logan continues to grow as more people choose to call this area home and, whether you’re a single person, a couple or a young family who desires to live in this area, having a range of new housing options available to you is so important,” Willcocks said.

“I look forward to watching Flourish and South Maclean evolve over the next few years, and to meet the new residents who live in this community.”

Blair Britton said buyers at Flourish were mainly local families and had responded positively to the community’s masterplan including the strong emphasis on green space and the well-designed neighbourhood.

“We knew Flourish’s natural surrounds, well designed masterplan and its strong connections to the surrounding suburbs of Greenbank, Flagstone and Jimboomba would appeal to buyers, but the level of enquiry has exceeded all our expectations,” Britton said.

“As a result, we’re bringing forward our next release of 53-homesites, with this new release anticipated to be available from late February and expected to be met by equally strong demand, particularly now that construction is underway.”

Cedar Wood groundbreaking

Flagstone Creek runs through the 40.7-hectare Flourish site and forms part of the 14.5-hectares –more than a third of the masterplan - that will be dedicated to an ecological corridor, which will be preserved and rehabilitated as part of the project. Walking and cycling paths will run through Flourish and alongside the Flagstone Creek ecological corridor, with a recreation park to be built in the community's southern precinct, featuring a range of play equipment specially selected to reflect the needs of future residents.

“South Maclean is a beautiful scenic area with Flourish offering residents easy access to an array of amenities and recreational offerings including Pebble Creek Park, which is just a short walk away, featuring a playground, picnic facilities, sports ground, multi-use courts and small and large dog parks,” Britton added.

“In addition, White Rock Conservation area is within a short drive and offers hiking trails, bushland walks and picturesque outlooks.

“Residents will also be just minutes from the Greenbank Shopping Centre and close to the 12 public and private schools within proximity of the South Maclean area. We also have approval to deliver a childcare centre at Flourish to support young families moving to our growing community.

“The Mount Lindesay Highway - a major arterial road linking north to the Logan Motorway, Ipswich Motorway, and the Pacific Motorway – provides access to the wider Logan area and beyond.

“The great thing about our new community is you are so close to so much amenity but can come home to a peaceful and tranquil environment where the whole family can flourish.”

Britton said he expected the strong interest from buyers to continue this year due to the lifestyle on offer as well as the relative affordability of South Maclean.

Recent research by Urbis shows similar house and land packages in Brisbane and the Gold Coast sell for at least a $239,000 premium to those in the South Maclean catchment.

“South Maclean is becoming a real South-East hotspot thanks to its affordability and the increasing amenity on offer, which is expanding year on year,” Mr Britton said.

“There is a major upgrade of Logan Public Hospital underway and due for completion later this year while stage two is forecast to be finished in 2026, taking total public investment in the hospital to more than $1 billion, as the region continues to grow.”

Flourish is Cedar Woods’ fourth master planned community in Queensland following Ellendale in Upper Kedron, Sage in Burpengary, and Greville in Wooloowin.

The community’s 511 lots will be released across 10 stages over the next four to five years with civil works on the first stage to be completed by mid-this year.

The homesites in the upcoming release at Flourish range from 300sqm to 660sqm.
