This year, the National Construction Code (NCC) implemented a set of changes to housing construction standards, aimed at improving the sustainability & accessibility of Australian houses.

Effective May 1, 2024, these updates address both design and construction regulations, focusing on livable housing, energy efficiency, and condensation management.

Most notably is all new builds must have a 7 Star energy rating, and wider doorways, of 1000mm minimum.

Livable Housing Design

Improved Accessibility

Australia has an ageing population. The number of people aged 85 & over is predicted to rise from 0.4mil to 1.8mil by 2050.

The NCC 2024 emphasises making homes more accessible for all Australians, including those with disabilities. This involves design features that ensure homes can accommodate a breadth of needs of occupants, over their lifetimes.

Given that the typical lifespan of a house in Australia is 50-60 years, homes built today must be built with consideration for our future generations.

For instance, homes will now include:

  • Wider doorways and hallways for easier movement.

  • Step-free entries to enhance accessibility.

  • Reinforced bathroom walls to support the installation of grab rails in the future.

These changes aim to create a more inclusive living environment that can adapt to the diverse needs of its residents.

Energy Efficiency Standards

Residential Energy Efficiency

The NCC 2024 introduces stricter energy efficiency requirements to promote sustainable living. These changes are designed to reduce energy consumption and encourage the integration of renewable energy systems in residential buildings.

Key updates include:

  • Enhanced thermal performance standards.

  • A whole-of-home energy use allowance.

  • Incentives for incorporating renewable energy technologies.

The whole-of-home energy usage allowance refers to a budget cap on annual energy bills. This incentivises the installation of energy efficient appliances & solar panels to offset energy bills.

Additionally, the code encourages the use of advanced insulation materials, energy-efficient windows, and smart home technologies to optimise energy management. These changes aim to lower energy costs for homeowners, increase the overall comfort of living spaces, and significantly reduce the carbon footprint of residential buildings, contributing to long-term environmental sustainability.

Specific Updates for Queensland

In Queensland, the updated Queensland Development Code 4.1 aligns with NCC 2024, requiring a 7-star rating for building shells. This update also removes outdated glazing calculators, reflecting modern energy efficiency standards while maintaining flexibility with an optional one-star credit for outdoor living areas.

Condensation Management

Enhanced Moisture Control

The NCC 2024 changes address issues related to condensation and moisture in buildings with new requirements aimed at improving moisture control and ventilation.

These measures include:

  • Advanced moisture control techniques.

  • Improved ventilation standards.

  • Enhanced building envelope requirements to prevent moisture ingress.

Effective moisture management is crucial for maintaining the structural integrity of buildings and ensuring healthy indoor air quality.

Moving Forward with NCC 2024

The updates in the NCC 2024 will significantly enhance the quality, sustainability, and inclusivity of Australian housing. Builders and developers who adhere to these new standards will contribute to a more resilient and environmentally friendly built environment.

The new code not only improves living conditions but also ensures buildings are better equipped to handle environmental challenges. It offers long-term financial benefits for homeowners through improved energy efficiency and lower maintenance costs, and enhances inclusivity with adaptable and accessible design features.
